This comprehensive code comprises all building, plumbing, mechanical, fuel gas and electrical requirements for one- and two-family dwellings and townhouses up to three stories. The IRC contains many important changes: An updated seismic map reflects the most conservative Seismic Design Category (SDC) based on any soil type and a new map reflects less conservative SDCs when Site Class A, B or D is applicable. The townhouse separation provisions now include options for using two separate fire-resistant-rated walls or a common wall. An emergency escape and rescue opening is no longer required in basement sleeping rooms where the dwelling has an automatic fire sprinkler system and the basement has a second means of egress or an emergency escape opening. The exemption for interconnection of smoke alarms in existing areas has been deleted. New girder/header tables have been revised to incorporate the use of #2 Southern Pine in lieu of #1 Southern Pine. New tables address alternative wood stud heights and the required number of full height studs in high wind areas.

GCA-1 INTRODUCTION AND PREPARATION IN CONSTRUCTION©

First of a three-section series, introduces its participants to the mental stages of planning and preparation used to develop researched information into preliminary plans & work drawings.

Topics covered:

 

Students discover how it’s both easier and economical to correct or make changes during the planning phase, rather than after the structure is built! For these reasons, great emphasis is placed on Introduction and Preparation which is essential in the building of any project or career.

GCA-2 LIGHT AND HEAVY CONSTRUCTION FUNDAMENTALS©

This second section explores the process currently used in the construction of homes and light commercial building. GCA-2 involves the whole physical erection stages.

Topics covered:

A study of local, state, international and environmental codes will be reviewed, to enrich knowledge of laws that govern all works performed. Students participate in optional on-site building inspection exercises.

GCA-3 OBSERVATION IN SPECIFICATION AND CONTRACT©

This final section deals with the importance and use of specifications as it relates to architectural drawings. It will highlight considerations made between the owner, architect or draftsman, and contractor as to finalize a clearer understanding in agreement. The best possible results in any building project done right, requires clear and good communication with all parties involved. The end results of this relationship are written in specifications and contract. This course examines that formulation.
